Home Inspection

My home inspections follow a thorough, multi-point checklist to make sure that I cover all areas of the interior and exterior of a house . I also inspect all major appliances and home systems including plumbing, electrical, and HVAC. The exterior inspection will include the roof, decks, walkways, drainage, gutters, trees, garage, driveway, and the foundation. The interior of a house will cover all rooms from the floor to the attic, all major appliances, outlets, windows, doors, crawlspace, walls and flooring. No area, system or appliance inside or outside of a house will be missed!

Within 24 hours of the completion of the inspection you will receive a report via email. The report explains all of inspection findings and high resolution images to clearly show any areas of concern. After you receive the report, I am always available to answer any questions you may have.

Pool Inspection

Resurfacing a pool can cost thousands of dollars. Installing a brand new in-ground pool can cost even more. If there is a pool on the property you are considering I suggest that a pool inspection is included to avoid unforeseen future expenses. I will provide you with the information you need to for negotiation. The pool inspection will provide detailed information on the following areas:

  • Circulating System
  • Pool Barrier Requirements
  • Pool Deck
  • Pool Electrical
  • Pool Interior

Wind Mitigation Verification Inspection

Severe damage can be done to homes by hurricanes in Florida. A wind mitigation verification inspection is highly suggested for the homes built prior to 2002. We will give a discount when the inspection is added to a standard home inspection. The inspection contains seven sections: building code, roof covering, roof deck attachment, roof to wall attachment, roof geometry (roof shape), secondary water resistance and opening protection. In addition to peace of mind, the wind mitigation verification inspection can help you save on the cost of your home premium.
